What We Do

We provide field investigations, forensic studies, testing, analysis, and rehabilitation and preservation design. EDI’s project personnel offer specialized experience and expertise in problem solving for existing and historic buildings. Experience gained from the investigation of hundreds of structures permits us to offer superior professional services in the evaluation of designs for new structures and the renovation of existing structures.

Our services to building owners typically include the following:

  • Condition Surveys: We perform visual surveys of building systems including curtain walls, garages, and structural framing to document existing conditions, potential failures, and deficiencies. Surveys provide baseline data used to quantify short and long-term repairs and maintenance required to conserve building systems.

  • Structural Analysis: Our professionals evaluate a broad spectrum of data, including material properties, original design, and service history to formulate recommendations for remediation. We employ cutting-edge computer modeling capabilities to assess structural integrity and building envelope performance.

  • Floor Load Analysis:  We perform structural analyses of floor systems to determine their ability to support heavy equipment loads.

  • New and Remedial Design: We prepare state-of-the-art bidding documents, specifications, and drawings. Often we save our clients the cost of our services through our innovative and cost-effective remedial designs.

  • Construction Monitoring: One of the hallmarks of EDI is the significant amount of time we spend at project sites monitoring implementation of our remedial designs. While the contract documents may be complete and thorough, it is essential to follow through during construction with designer involvement to achieve satisfactory performance from the implemented work.

  • Peer Review: We review plans and specifications prepared by other designers prior to construction to reduce future building problems by applying our knowledge of failure mechanisms.

  • Failure Investigation: We investigate the cause of failure of building components or systems that perform unsatisfactorily, and assist our clients to resolve disputes related to those failures. This service often culminates in expert testimony.

  • Materials Testing: We perform sampling of metals, concrete, mortar, and masonry for laboratory testing. We also perform non-destructive and destructive testing to determine as-built conditions and identify failures and deficiencies within building systems.

 

 
Typically, our projects involve one or more of the following:
  • Exterior Walls and Windows:  aesthetic, structural, and weatherproofing issues of the building envelope.

  • Roofing:  evaluation of existing roof system performance, and identification of construction deficiencies or defects that might affect future roof system performance.

  • Parking Garages:  structural and weatherproofing issues of parking garages and surface parking lots.

  • Water Infiltration Studies: study and diagnosis of water infiltration through the exterior building envelope, including below-grading waterproofing, exterior walls and windows, and roof systems. Water infiltration can result in poor indoor air quality (and possible health effects) from growth of biological-organisms in damp, concealed spaces; damaged property and interior finish materials; and structural damage to concealed building materials from water-induced mechanisms, including decay, corrosion, and freeze-thaw action.

  • Structures:  code compliance, strength, and stability issues of the primary building frame.

  • Suspended Scaffolding:  structural condition and federal OSHA regulation compliance of permanent building components used by contractors for exterior building maintenance and window-washing.
